    We are searching for a talented Sales & Marketing Manager - East Coast to be based out of our Washington DC Office.


    The Sales & Marketing Manager will be responsible for leading all marketing activity for their region’s multifamily portfolio. You will lead all marketing efforts and partner with the Operations team, and the Director of Marketing to drive the occupancy and revenue growth by playing a key role in all the strategic planning, and by owning the tactical implementation of sales and marketing initiatives.


    This role will identify the strengths of our offerings and ensure that the property brand message is received by the target audience using various marketing techniques. The Sales & Marketing Manager is tasked with driving sales results through such activities as media planning and execution, outreach programs, sales process development, retention activity, marketing planning, public relations, resident communications and all other aspects of sales and marketing activity.


    This role is responsible for mentoring and coaching the leasing teams, as well as onboarding new associates. This position will report to the Director of Marketing and will work closely with the VP of Operations for their region and the Regional Directors. Additionally, the Sales & Marketing Manager will be closely aligned with the National Sales & Marketing Manager, allowing for consistency across the national Brookfield portfolio.


    • Driving Sales Results – The Sales & Marketing Manager directs all aspects of Marketing planning and execution for their region's portfolio - including media, outreach, collateral, signage, sales capability of Leasing Associates, and all aspects of driving sales. This person will be a data driven marketer and will lead all marketing campaign media spends to ensure maximum return on investment and lowest achievable cost per lease. They will review and report advertising source effectiveness, modifying plan components as necessary in accordance with objectives. They will work with the creative project manager & agency to create/update marketing assets. The will be responsible for managing all elements of marketing campaigns and related creative deliverables, including but not limited to coordination of internal marketing resources, management of external vendor relationships, and execution of campaign deliverables in accordance with project timeline and budget objectives.
    • Mentorship & Coaching – Helping ensure that Brookfield has the best teams in the industry, the Sales & Marketing Manager will be responsible for mentoring both Leasing Managers and Leasing Associates. They will work with the training team to ensure all necessary onboarding, training and resource knowledge is provided to the onsite teams to ensure their success. They will provide one on one trainings as needed and will provide recommendations and feedback for growth opportunities to the Property Managers and Regional Directors.
    • Project Management & Budgeting – The Sales & Marketing Manager will be called upon to set up and manage projects with many steps and dependencies. Examples could include: CRM, repositioning of assets, new signage design/fabrication/installation projects, the design/printing/implementation of new marketing collateral, coordinating photoshoots of their portfolio as needed and more. They will be responsible for owning the property level budgets to ensure most effective spend and will provide recommendations to the Regional Director and VPO as needed. Each year they will participate in the creation of the annual marketing budget for each community in their portfolio by providing feedback and recommendations.
    • Property Appearance & Customer Experience - The Sales & Marketing Manager will walk each community 1x/quarter to ensure that the customer experience meets expected standards. They will provide recommendations for improvements, including, but not limited to, new signage, new FF&E and new leasing materials & technology.
    • Research Participation – The Sales & Marketing Manager will be called upon to lead and participate in a number of additional marketing activities:
    • Media Review – lead a review of the media effectiveness for each community by gathering and organizing competitive market data and advertising expense data to support the confirmation and/or creation of new marketing efforts
    • Media Tests – They will work with the greater marketing team to test media spending levels, media vehicles, website effectiveness and other components of media planning and execution, as well as pushing to participate in Beta tests with digital media partners.
    • Product Pricing – The sales & marketing manager will participate in monthly portfolio pricing calls and provide feedback and recommendations to the operational team. They will work with the teams to focus on revenue growth using LRO and will understand how that system impacts daily pricing.
    • Research Execution - Will work with onsite teams and Regional Directors to execute various aspects of research execution, such as coordinating focus groups, administering surveys at the property level, and other executable items that become part of a research survey or program.
    • Special Projects - Serve as point of contact and oversight for all marketing matters related to the special projects.  Evaluate opportunities and present findings. Supervise on-site teams and other resources as needed for the successful completion of the special project.    


    • This position requires an Undergraduate Degree in General Business, Liberal Arts, Marketing, Finance, or related discipline.
    • This position prefers a Master’s Degree.
    • 8-10 years of Regional Marketing experience in multi-family residential business with responsibility for media planning, outreach, sales process design and execution and other core regional marketing activities required.
    • 8-10 years of direct experience in exceeding sales expectations in various business environments. Operational assignments in a residential multi-family a plus (Property Manager, Regional Manager, etc.) preferred.            
    • Required skills for this position include: presentation, written communications, strategic thinking, process improvement, customer service, developing others, and problem solving.
    • Preferred skill: change leadership
    • This position requires up to 50% travel.
